The Hoskin Ryan team provided final civil engineering design services for this 25-lot gated subdivision located on Dynamite Road and Desert Willow Parkway. Due to FEMA Zone AO floodplain requirements, the design effort was focused on elevating the lots, in order to meet finished floor elevation requirements, while minimizing the amount of site retaining walls and import material. Hoskin Ryan processed a special use permit to allow for allowance of over-height retaining walls, which in turn saved our client thousands of dollars by eliminating the need of additional wall footings. All plans were approved on second submittal and did not receive RFI’s by the contractor.
