Located adjacent to the southwest of Tatum Ranch, Dynamite Estates is a 17-lot residential subdivision within the City of Phoenix. Hoskin Ryan was responsible for site boundary and topographic survey, including an ALTA, and for preparation of all preliminary and final civil engineering documents, including preparation of a final plat. This project required detailed drainage analysis as it lies within FEMA’s Zone AO1 flood zone, as well as has major wash corridors from Tatum ranch exited across the northern and southern portions of site. The southern wash required the design of dual box culverts, and a diminishing drainage channel, as well as detailed roadway design to accommodate the culverts. In addition to project design, Hoskin Ryan prepared a proportionality appeal for this project, and was able to eliminate the need of full street improvements to Dynamite Boulevard, which saved the Client hundreds of thousands of dollars. The project was completed in less than 3 months, and provides the Tatum Ranch planning area with a new extension of development.
