Loop 303 – Excess Land Evaluation
As part of the transfer of the Loop 303 to the Arizona Department of Transportation (ADOT), the Maricopa County Department of Transportation (MCDOT) retained portions land that were part of the original highway acquisition. MCDOT hired Hoskin Ryan to provide due diligence and highest and best use analysis for some of these properties located in Peoria’s general plan area. Hoskin Ryan’s research included utility availability, land use and general plan research, ALTA and topographic mapping surveys, entitlement and development processes, R/W availability, ingress/egress, and drainage analyses. Hoskin Ryan was the prime consultant and managed subconsultants that performed geotechnical, biological, cultural, traffic impact, 404 jurisdictional wash, environmental, and highest and best use analyses. As the next step of this project, Hoskin Ryan will complete the processing the property rezone applications.
