Huitt-Zollars provided survey mapping services, platting, and floodplain studies for the 1,000-acre 2,500-unit hillside residential project. Huitt-Zollars prepared planning, feasibility, entitlement, and General Plan Approval; developed a $60 million phasing and implementation plan for grading, roads, and related infrastructure; designed a storm drain collection system (with large energy dissipaters at the outlets) extending to the Arroyo Trabuco streambed; created a multi-year/multi-phased development program and balanced infrastructure extensions with development intensity; defined the project’s obligations toward regional transportation systems; and refined/redesigned the project as a direct response to evolving residential and economic conditions over a ten-year period.
